Personal Background

I joined the Century 21 Carrie.com team in 1994.  Since then my focus has been on helping families, first-time buyers and professional couples find just the right home in Winnipeg.  As a military spouse for almost 20 years I have a special insight into the needs of relocation clients as well.  With a network of co-operating agents in major centers and military locations, I can co-ordinate your move from start to finish, whether you are moving across town or across the country.

Canad-EH-da Day & The Queen
Winnipeg has been very much a place of action during this past week.
July 1st we celebrated Canada Day. Celebrations took place in many spots. There was the zoo, Osborne Street, Assiniboine Park and The Forks.
Just when people had gotten back into their regular routines the Queen arrived.
She was only in the city for about 6 or 8 hours but still she was here. While she was here she was really busy. There was tea at the Government House, plaques to unveil, flowers to receive and hands to shake. While at The Forks the Queen was treated to musical numbers and dance routines.
Now that these events have passed it is time to get back to our regular routines. For us at Gerry Carriere & Associates that means back to helping people buy and sell homes. If you would like our help just give us a call.

Will Manitoba go the way of HST?
For quite some time the down east provinces have lived with the HST.
Nova Scotia, New Brunswick, and Newfoundland and Labrador have combined their respective provincial sales taxes with the GST to create a harmonized sales tax (HST) in each of these provinces. The HST rate in these three provinces is 13%, composed of a 5% federal part (equal to the 5% GST) and an 8% provincial part.
Under proposed changes, effective July 1, 2010, Ontario and British Columbia (BC) would combine their respective provincial sales taxes with the GST to create an HST in each of these provinces. The HST rate for Ontario will be 13% (a 5% federal part and an 8% provincial part). The HST rate for BC would be 12% (a 5% federal part and a 7% provincial part).
How will this affect the housing costs to our neighbours in Ontario?
The HST will result in a 13% tax on new home construction, but my post today will concern those ancillary costs pertaining to the buying and selling of resale residential real estate properties in Ontario...
First, the good news....there is no HST tax payable on the sale of a resale home (residential). So the single largest dollar amount exchanged is not taxable under HST.
However, under the harmonized sales tax (HST), home buyers and sellers will have to pay extra tax on a range of services associated with the real estate transaction: services such as legal fees, moving costs, real estate commissions and home inspection fees. Currently, consumers only pay the 5% Goods and Services Tax (GST) on these services.
So in time will Manitoba follow suit? Time will tell.
To sum all this up we would say that Winnipeg has been and continues to be a good place to buy real estate.

Beginning of a more levelled market in Winnipeg?
Currently in Winnipeg there is beginning to be widening gap between sales and listings which provides more inventory and choice for buyers. So it appears that the market is beginning to level off. It will be interesting to see what the summer and fall brings for the Winnipeg market.

The most active price ranges were for residential-detached sales:
23% of sales in $200,000 - $249,999
19% of sales in $150,000 - $199,999
14% of sales in $250,000 - $299,999

The average days on market for sales of residential-detached listings was 21 days.
For homes in the $150,000 to $250,000 was 17 days on the market.

The shift to higher price points including the fact there were 43 residential-detached sales over $500,000 this May compared to only 18 in May 2009 helps explain why May 2010 reached the highest monthly dollar volume level on record. It also helped that the average condominium monthly sale price has for the first time on record surpassed the $200,000 mark. In April and May 2010, the average condominium price was $202,000 and $208,000 respectively.

The over 8,000 listings entered on the MLS® this year are up 8% from 2009 and the highest amount in 11 years.

Spring has Sprung in Winnipeg

A surprise came to all Winnipeggers this year when Mother Nature gave us a mild winter. While we are still in a state of shock over this warm weather we are now realizing that Spring has come to Winnipeg!

More proof of the Spring season is that the Real Estate signs are springing up.Here is how the Winnipeg Real Estate market preformed last month:

March 2010 was head and shoulders above any other March in terms of dollar volume. This was largely in part due to one home selling for $1,500,000 and a monthly increased average sale price just shy of $240,000. The excitement continued with three out of five homes selling at or above list price and the average days on market were 24 days.

For residential-detached sales the most active price ranges were:  $200,000 to $249,000 at 21% of the total sales and $150,000 to $199,999 at 19%. The third most active price range was $250,000 to $299,999 at 16%.

With all this activity it seems that more urgency has crept into our market in terms of people wanting to take advantage of more favourable financial conditions before rates start heading up as occurred already on longer fixed term mortgages.

Also, with thanks to this terrific weather people are springing into action with prospective buyers checking out new MLS® listings and doing the spring cleaning necessary to prepare their own home for sale.

Winnipeg ~ February's Market

February 2010 saw some significant developments. The majority of homes sold in the higher price range of $200,000 to $249,999 and 44% of home sold over list price.  This is up from last February when the highest range was 150,000 to $199,999 and only 22% of the homes sold for over list price.

The condominium sales activity went upward too in comparison to February 2009, it shifted to more activity in the price range from the $100,000 to $149,999 to $150,000 to $199,999.

February MLS® unit sales of 712 and a dollar volume of over $150 million would be considered one of Winnipeg’s better February’s due largely to the record dollar volume for the month of February.

As last month a tight inventory situation made for a 14 average of days on the market (DOM) in a number of Winnipeg neighbourhoods and the overall Winnipeg and surrounding rural municipalities’ average was 29 days.

Residential Zoning Memorandum:
 
At the end of January the Winnipeg Public Service recommended a new bylaw of a zoning memorandum be put into effect to ensure compliance of zoning bylaws.

What is a zoning memorandum? “zoning memorandum” means a document issued by the Director that contains a statement about whether the size and location of the buildings and other structures on a residential property, as shown on a building location certificate submitted as part of an application, constitute a contravention of the Winnipeg Zoning By-law or the Downtown
Winnipeg Zoning By-law.

Who does it affect?  Homebuyers of existing housing would be required to obtain the memorandum within 60 days of the date of registration of title in the Winnipeg Land Titles office unless the seller had obtained one within a year of that date.

What will be benefits be?
• Improve the City’s ability to ensure that development is carried out in an orderly and safe manner, consistent with zoning by-laws and policies by allowing the City to identify and deal with points of non-compliance with the City’s zoning and building by-laws;
• Inform purchasers of actual violations of the zoning by-law that they will be responsible for after their purchase;
• Inform purchasers of construction that may have taken place without approvals;
• Ensure the City’s survey infrastructure is maintained through more frequent surveys.
How much will it cost? The proposed costs are $180.00 for a Zoning Memorandum for existing housing and a fee of $100.00 for new homes. This will be in addition to the current cost of approximately $425 for the actual survey. There will also be monetary penalties for non-compliance.

When will it come into effect? Initially the requested effective date was March 29, 2010. However, being that this proposal presented at the February 2nd Council Meeting was tabled, it is expected that the start date may be later.

What is our take on this matter?
Maintaining the integrity of properties is very important. It is unclear how much time the process of obtaining a zoning memorandum will take so if you are considering selling your house in the next year to begin the process as soon as it takes effect.

14 ~ Million Dollar Sales

Winnipeg, like a lot of Canada, is enjoying watching and celebrating the Olympics. We are very proud that so many of our Canadians athletes have qualified for this level of their sport. It has been very exciting to see many of them achieve medals ~ especially the gold ones! Go Canada Go.

Winnipeg Real Estate is not as exciting as the Olympics, but it comes close. Last year, WinnipegREALTORS® saw more million dollar plus sales than ever before at 14. This year is off to a slow start the weak sales results to a large degree reflect a real shortage of residential-detached listings in a number of the sought after MLS® neighbourhoods within Winnipeg.

35% of homes this January sold for above list price and DOM was 24. So all in all it was a good month and February is already showing itself to be better.

Olympics 2010 ~ Go Canada Go! Canada has long awaited another opportunity to host the Winter Olympic Games. Finally, the date has come and tomorrow marks the start of the 2010 Olympic Winter Games in Vancouver, British Columbia.
Over 80 nations will compete in 15 different sporting events that will take place in downtown Vancouver, suburban Richmond, and three hours north in Whistler from Feb. 12 – Feb. 28. The Olympics provide the best raw drama sports can provide.
One of the most talked about topics around this year’s Olympics has been snow. Snow, will there be enough of it in all of the venues? Now if only Winnipeg were located closer we would be more than happy to give you all of our snow.
We send our well wishes to all the Canadian athletes and to the athletes from all around the world as they live out their dream in these next 16 days!

Real Estate Investing
Getting into real estate investing allows you to move from talking about building wealth and being active in achieving it. If you are already active in this type of investing then ‘well done’ you are well ahead of the game.
What else can you buy using leverage (other people's money - namely, the bank's) and have the people who live in it pay for it all the while you get to own it?
Many believe that being a landlord is a negative thing and it is this thought that causes people to shy away from real estate investing. What are some of the worst possible things that could go wrong? There could be a leaky faucet or a fire. Either of these things would be bad news. The good news is that you would have insurance coverage.
Remember you get to screen all possible tenants by speaking to their employer, past landlords and such. You can also request a copy of the most recent paystub. This will help you to get a tenant you believe will be responsible.
Residential real estate investing is just not that scary. Really, it isn’t.

What makes a house a home? What makes a House a Home? Dorothy in the Wizard of Oz only had to click her red shoes and say 'there's no place like home' to get there. So what is it that makes us decide to call a particular place "home"? What features, factors and ideals make a house a home? Is it budget, location, and / or is it being a part of a community or village of people you relate to? I really don't know the answer, except to say that it is personal thing, something that you feel inside. It is unique to each person. What will make a house a home for you? December 2009 Sales

The Winnipeg Real Estate market ended of the 2009 year with the best ever December on record. To top this off a new annual dollar volume record was also established.

December MLS® sales for the first time in the 106-year history of WinnipegREALTORS® topped the 600 level with 619 units sales, which was 23 per cent higher than the same month in 2008. 

The year ended with a total of 12,182 MLS® unit sales, which is the fourth best on record. Of the year’s sales, 9,205 were residential-detached homes.

In December, dollar volume sales soared by 36 per cent over the same month in 2008, ending up with a total of $125.3 million in sales. 33 per cent of all MLS® sold for greater than the list price, while 10 per cent sold at list price.

 At close to 12 per cent of all MLS® sales, condominiums had their biggest share of the market in the history of WinnipegREALTORS®. A total of 1,416 condos were sold in 2009. During 2009, 21 per cent of condo sales were above list price, while 19 per cent sold at list price.

So that was December and 2010 is already off to a fine start.

Olympic Torch Relay Day 68   

Thousands of Winnipeggers showed that Canadian pride is alive and kicking in the Prairie city, as they came out in droves last Tuesday night to catch a glimpse of the Olympic flame. It is estimated that over 20,000 people were at the Forks in -20 C weather packed elbow-to-elbow, waving Canadian flags, chanting and cheering.
The Olympic flame will pass through more than 1,000 Canadian communities, before arriving at Vancouver’s BC Place to light the Olympic Cauldron and open the 2010 Winter Games on Feb. 12, 2010.
Canada’s 2010 Olympic torch relay will be the longest in history contained within the host country.
Winnipeg is a city with a huge heart to show support despite the weather and a city to be proud to be a part of.

October Real Estate Sales Mirror Last Year’s

A recurring theme this year as was evident in October has been the consistent dollar volume strength of the Winnipeg resale market. Almost 50% of the sales continue to be in the $150,000 - $249,999 range. The average days on market of sales of residential-detached listings in October was 29 days, one day quicker than last month and one day slower than October 2008. October MLS® unit sales were virtually identical while dollar volume was up 10% in comparison to the same month last year. 35% of homes sold in October went for above list price.

Winterising Your Home

Today’s blog is about winterising homes. If you are thinking no, no, not yet, please just keep reading.  We may not want to but we need to accept that the beyond crazy cold weather is coming. If there is any place that would require homes to be winterized it would be Winnipeg. This is something that everyone here or has ever been here in the winter would agree. Here is a list to get you started on this task:

1) Furnace Inspection – Have your furnace and clean ducts. Stock up on furnace filters and change them every few monthly. If your home is heated by a hot-water radiator, bleed the valves by opening them slightly and when water appears, close them. Remove all flammable material from the area surrounding your furnace.

2) Get the Fireplace Ready - Arrange to have the chimney or flu cleaned. Buy firewood or chop wood. Store it in a dry place away from the exterior of your home.  Inspect the fireplace damper for proper opening and closing.

3) Check the Exterior - Use weather-stripping around doors to prevent cold air from entering the home and caulk windows. Replace worn door stops at the bottom of all exterior doors.  Clean out the gutters and use a hose to spray water down the downspouts to clear away debris.  

4) Yard Work & Snow Prep –Drain all garden hoses. Drain outdoor faucets and cut off water. Drain air conditioner pipes and, if your AC has a water shut-off valve, turn it off. Store or cover and seal window air-conditioners and cover central air-conditioning units. Service or tune-up snow blowers. Replace worn snow shovels.  Sharpen ice choppers and buy bags of ice-melt / sand.

5) Safety - Change batteries in smoke and carbon monoxide detectors. Buy a fire extinguisher or replace an extinguisher older than 10 years.

In a few months when you are enjoying your warm home you will be pleased with yourself for the efforts you put forth winterizing it. Just think of the added benefits of the lower heating costs!

Do you have anything growing in your gutters?
You know it is autumn when more FOR SALE signs pop up on the front yards of Winnipeg homes.  Another indicator is that the leaves have turned wonderful colours and are making their way to the ground. With this comes the need to clean out the rain gutters.  This is often not a favourite task. However, if we stay focused that there are three steps to accomplish this it might make it feel less of a burden. The three basic steps are: 1) Scoop out the loose debris. 2) Blast out the gutters with a hose and 3) Clear obstructions in drainpipes.  Tackling this a few times a year will keep this drainage system operating effectively and prevent any plant life from growing. As a Real Estate Agent I know that some people never clean their gutters, and it always makes buyers wonder what else hasn't been maintained. So, clean your gutters and then give me a call. FIRST RECORD MLS® SALES MONTH IN 2009

It took nine months to set a new monthly MLS® sales record this year but they say patience is a virtue so it is worth waiting for. Third quarter MLS® sales in 2009 were almost on par with the same period in 2008.  Even more impressive is the continued dollar volume rise as evident from an 11% increase from 2008 to 2009 in the third quarter. Year-to-date dollar volume is now less than 3% off the record dollar volume pace set last year. In being the best September in 106 years September 2009 also recorded two million dollar plus MLS® sales. Low unemployment numbers and very favourable mortgage rates are also contributing factors to helping WinnipegREALTORS® have one of its best years on record.

Manitoba’s Growth Spurt

Manitoba's population took another jump during the second quarter of 2009. The numbers from Statistics Canada show that Manitoba’s population increased from 1,216,137 (end of March) to 1,221,964 (end of June).  This shows an increase of more than 5,800 residents or 0.48 per cent. These numbers are higher than the Canadian population growth rate of 0.36 per cent as the Canada's population climbed by nearly 121,200 to 33,739,900 (end of June). With this growth in population comes the demand for housing and this has contributed to the busy Winnipeg Real Estate market.
